We're a little different from your average hotel or Airbnb, in the best possible way. Here's everything you need to know before you arrive so you can relax from the moment you pull up.

🏠 What's Included in Your Bungalow

5 Single Beds Two rooms with 2 beds each, plus a 5th single bed in the lounge. Plenty of room to spread out.

2 Fridges per Unit Plus shared chest freezers and a dedicated bait freezer for the fishos.

Air Conditioning & Ceiling Fans Every room is air conditioned, with ceiling fans too for those breezy nights.

Wood-Fired BBQ Each bungalow has its own outdoor BBQ, plus an electric frying pan and toaster inside. There's plenty of wood around the property for those cook ups.

TV & Microwave All the basics covered - TV, microwave, and standard kitchen gear are provided.

Free Washing Machines Shared washing machines on site. No coin slots, no worries.

Parking on Site Max 2 cars per bungalow. Plenty of space around the property, just keep it reasonable.

Boat Ramp Access Bringing a tinnie or trailer boat? Boat ramp on site, vessels up to 6.5 m.

We're self-catering style, not a hotel.

Unlike a hotel, we don't provide linen, toiletries, or food. Pack the list below and you'll have everything you need for a perfect stay.

🛏️ Bed linen (single sheets for each bed and and pillow cases)
🍞 Food and drinks - stock up before you arrive
🚿 Shampoo, conditioner & toiletries
🧻 Toilet paper (first roll supplied)
🧴 Dish soap and kitchen liquids
🧺 Laundry detergent for the washing machines
🗑️ 52 litre garbage bags for the outdoor bin (first bag supplied)

🔑 Good to Know - The Sunset Beach Quirks

We do things a little differently here. Here's what makes Sunset Beach unique compared to a regular hotel or Airbnb, so there are no surprises on arrival.

🚧 Private Property - Locked Gate Access

Sunset Beach is located on private property behind a locked gate. To keep things peaceful for everyone (guests, neighbours, and the road) we have a small gate fee whenever the gate needs to be opened.

$15 gate fee

Payable in cash directly to the person opening the gate, each time it's opened.

Exceptions - no gate fee applies on:

✅ Saturdays - No charge on Saturdays but requests are still required outside of arrival and departure times
✅ Medical emergencies - no charge, no questions

Why? The gate fee helps limit traffic through neighbouring properties, maintains great relationships with our neighbours, and protects the recently built deco road. Especially important during wet season.

Bore Water & Rainwater Tanks

The property runs on bore water and rainwater, not town water. It's perfectly fine for general use. Just be mindful, especially in dry periods. No marathon showers! advise bringing your own drinking water to be sure

No Oven - but you won't miss it

There's no conventional oven in the bungalows. You've got a microwave and electric frying pan for quick indoor cooking and the wood-fired BBQ out the back for everything else.

Rubbish Disposal - Dingo Beach Tip

We don't have council kerbside collection out here. Please take your rubbish with you on departure and drop it off at the Dingo Beach tip. It's easy to find and part of keeping our little piece of paradise clean.

Arrival & Departure Times

Arrival times on Saturdays is 10:30am or 3pm - Outside these hours need to be arranged with the Property manager Departure times Departing Sunset is at 8:30am - Earlier times can be arranged with the Property Manager

🐾 No Pets Sorry, no animals on the property.

🎉 No Large Parties Good times are welcome, just keep it cruisy. We've got neighbours close by.

🔥 Gate Access Property is behind a locked gate. $15 fee for each gate opening request other than Saturdays or emergencies.

⛵ Boats Up to 6.5 m Boat ramp available, max vessel length 6.5 metres.
